Erie Basin Receives Planning
Erie Basin has received planning permission for a new 16-storey development at Salford Quays. Designed by Sheppard Robson at 51m in height, the development will provide an additional 270 one, two and three bed apartments across 15 storeys, with a car park and gym on the first floor. Omega Fire has provided fire engineering support to the development to allow flexibility in design. This has included the use of mechanical ventilation to permit extended travel distances on the upper floors, allowing flexibility in the location of circulation cores and an increase in useable floor space for apartments. The design also includes the use of open-plan apartments which are preferable to designers as they maximise the usable floor space and create an open, welcoming layout. While attractive to designers, this layout presents an increased risk for approvals, therefore specific analysis has been undertaken to ensure the safety provisions within are suitable. This is a cost-effective approach as it has utilised existing enhancements already present in the design, rather than costly additions. The development is located in close proximity to adjoining properties, which would require large amounts of fire-resisting construction to the external facade if designed only in accordance with the prescriptive guidance. Instead, the areas have been investigated specifically with radiation modelling to demonstrate that the fuel load does not require this additional protection to prevent fire spread to the adjacent areas.
